A landlord is planning a $1 million overhaul of a two-building office park in Parsippany, hoping to capitalize on the site’s location between Interstate 80 and Route 46.
The New York-based owner, The Birch Group, said it aims to transform the lobbies and upgrade common spaces at 99 and 199 Cherry Hill Road. It has also tapped Cushman & Wakefield as its leasing agent at the 191,249-square-foot complex, as it looks to expand a tenant roster than includes Bayada Home Healthcare, Thermo Fisher Scientific and Scholl’s Wellness Co., the manufacturer of Dr. Scholl’s.
“We see tremendous upside potential in 99 and 199 Cherry Hill Road, but we also recognize the importance of reinvesting in our properties to ensure they meet and exceed the needs and expectations of our tenants for many years to come,” said Mark Meiser, president and founder of The Birch Group. “For every Birch Group property we own, we listen carefully to the needs of existing and future tenants, and enact tailored improvement and marketing strategies to create workplace environments that help them prosper and attract top talent.”
In a news release Thursday, the company said it acquired the buildings in January 2020. Its planned lobby makeover and common space upgrades will complement a landscaped exterior and common courtyard, along with amenities such as a full-service cafeteria and conference centers.
The property sits just north of Interstate 80, placing it minutes from Interstate 287 and providing immediate access to routes 46 and 202. The buildings are also close to retail centers, restaurants and hotels.
Dan Johnsen and William O’Keefe lead the C&W leasing team at the campus.
“Set within a desirable location that offers easy access to nearby transportation and neighborhood amenities, 99 and 199 Cherry Hill Road are ideal properties for a wide range of office users,” said O’Keefe, managing director with the firm.
