Office Buildings
- Market Capitalization $5 to $50 million
- Location Single-tenant deals in all areas of the United States. Multiple-tenant deals in central business districts in Top 50 MSA’s in the country
- Tenant Mix Single-tenant and buildings with up to 10 tenants
- Cap Rate 7.5% or better based on in-place income
- Lease Length Weighted average of remaining lease terms of 8 or more years
- Lease Types NN, NNN, and absolute NNN; Modified gross leases considered for CAP rates over 8.5%
- Preferred Property Characteristics Class B+ or better buildings. New construction (less than 15 years old). Stabilized properties with 90% occupancy or greater. Occupancy as low as 60% considered when lease-up opportunity is realistic
